OUR APPROACH
Each year we aim to keep a small number of filly foals in the hope that they will prove good enough to breed from, having shown significant ability on the racecourse. These fillies are selected largely on the grounds that we would like to retain daughters of particular broodmares in the stud. When we select them we have no idea if they will prove better or worse racehorses than the ones we sell.
The fillies we keep are usually raised by us at home, then Michael Moore at Ballincurrig House Stud in Ireland, then are broken and pre-trained by Denis Leahy before coming to England to race. In order to offset some of the costs of training we aim to offer ‘free leases’ on these horses for a three or four year period, with lessees sharing all prize money won according to the proportion of the horse leased by them.
Since our fillies are all fully nominated to the Great British Bonus, there is a significant possibility of offsetting all costs – but lessees are advised to treat their involvement as a means of having fun, regarding any income from wins as a bonus – Great British or other!
Fillies leased or in pre-training at the present time, some of which can still be leased subject to guidelines given at the bottom of this page, are shown below. To discuss a potential lease, please contact Bryan Mayoh on 01691 682822, 07740 306112 or bryanmayoh@btinternet.com.

The Principles of our Leases are as follows:
Shares in Lease: The lease will typically involve shares of 25% or 50% of the horse. The Lessor may take a lease in each horse on the same basis as all other Lessees.
Term of Lease: The lease will normally commence at the beginning of the last three months of pre-training with Denis Leahy. The Lessor commits to maintain the lease up to the end of April of the year in which the horse (usually a mare) becomes seven years old (at which time she is likely to be used for breeding).
Distribution of Expenses and Income: All training, veterinary and racing expenses incurred during the period of the lease will be paid by Lessees pro-rata to their share of the lease. All prize money, bonuses and expenses payable to the owner of a horse on the basis of its racing results will be allocated to Lessees on the same basis. N.B. This includes Great British Bonus payments accruing to the owner but not those for the breeder, trainer, stable staff and jockey.
Insurance of horse: The horse will be insured against all risks of mortality for a sum specified by the Lessor before commencement of the lease, reflecting its value as an untried racehorse with breeding potential. Typically the value will be between £30,000 and £50,000. This value may be increased during the lease should the horse win or place in Class 1 (‘black-type’) races. A placing in a Class 1 race might be expected to increase the insured value by 50%; a win in a Class 1 race below Grade 1 level by 100%; and a Grade 1 win by 200%, e.g. a horse intially insured for £30,000 would then be valued at £45,000 after a Class 1 placing, £60,000 after a Class 1 win and £90,000 after a Grade 1 win.
Training and Racing Activities: Potential trainers for the horse will be specified by the Lessor prior to commencement of the lease, with the final choice agreed by Lessor and Lessees (the latter based on share of the lease if necessary). The trainer may only be changed during the course of the lease via a similar agreement of both parties. The racing programme for the horse and the choice of jockey will be proposed by the trainer, but the Lessor will have the right to reject such recommendations and propose alternatives, should he believe these are in the best interests of the horse. Any such possibility will first be discussed with all Lessees and their views taken into account.
Rest Periods: During breaks from training the horse will be returned to the premises of the Lessor and kept there, at a cost of £300 per month plus any veterinary charges, payable by Lessees to the Lessor. Should the Lessor be unable to provide this service, he will agree alternative facilities on a reasonable commercial basis, again payable by the Lessees.
Termination of Lease: A Lessee has the right to terminate the lease at any time that the horse is certified by the trainer as being unable to race within the next three months on the grounds of injury or illness. In addition, a Lessee may terminate his participation in the lease at the end of April in each year should this no longer suit his purposes. Should a Lessee wish to invoke either of the above options, other Lessees will be offered the right to take over his share of the lease. Should none wish to do so, then the Lessor will attempt to find an alternative Lessee. Should this not prove possible, then the Lessor has the right to terminate the lease without any compensation being payable to the remaining Lessees.
Potential Extension of Lease: Should the Lessor wish to continue to race the horse after the beginning of April in the year it becomes 7 years-old, he may only do so if he first offers to extend the lease on the same terms as apply before that date, so that Lessees may participate in the extended racing programme.
Potential Sale of the Horse: Should, during the term of the lease, the Lessor wish to sell a majority interest in the horse, he may do so only if he ensures that the lease is taken over by the new owner on the same terms; or, if not, that compensation is paid to Lessees for termination of the lease to the sum of one-quarter of the value attached to the horse by the transaction, with the total payments made to Lessees being a minimum of £25,000. N.B. It is not a possibility expected by the Lessor, but, should a potential purchaser value the horse considerably more highly than he does, it is an option that must be available to him. For example, in the case that a £200,000 offer is made for a horse he values at £100,000, it would generate payment of £150,000 to him and £50,000 compensation to the Lessees.
